375 East 1st Avenue is an Onni Group preconstruction site at the corner of East 1st and Thornton Street, sitting right next to the future Great Northern Way-Emily Carr Station on the Broadway Subway extension of the Millennium Line. The project is in active rezoning under the City of Vancouver’s Broadway Plan, with public consultation that ran from October 22 to November 4, 2025. The project scope has changed. Earlier marketing referenced two towers and roughly 220 strata condos. The current rezoning application is much larger. Three towers at 35 storeys and one tower at 40 storeys, all sharing a 6-storey podium. The proposal totals approximately 1,156 residential units, broken down as roughly 639 strata condos, 485 secured market rentals, 32 below-market rentals, plus a 225-room hotel and meaningful office, retail, and cultural space. If you saw a 220-unit version, that is the old plan.
375 East 1st Avenue Transit Access and Neighbourhood Highlights
Location is the core pitch. The site is essentially adjacent to the new Great Northern Way-Emily Carr Station, one of the new Broadway Subway stops. TransLink has been targeting a 2027 opening for the Broadway Subway extension, verify the current schedule before you treat that as fixed. From that station you will be on the Millennium Line, with a quick connection to the Expo Line at Commercial-Broadway. Door-to-door to Waterfront sits in the 20 to 25 minute window. To Burnaby’s Brentwood the run is similar. To SFU you transfer at Production Way-University. Olympic Village is about a 10 minute walk west, Main Street-Science World on the Expo Line is around 10 minutes on foot, and the Central Valley Greenway runs along the property.
The neighbourhood is the Mount Pleasant and False Creek Flats border. Strathcona Park, Trillium Park, and Olympic Village seawall are close. The local Brewery District is right there with Faculty Brewing, Strathcona Beer Company, R&B Brewing, and Brassneck a few blocks west. Main Street shopping, Mount Pleasant restaurants, and Emily Carr University are all within a short walk. Crosstown Elementary is the nearest public option for families to investigate.
Developer Background and Project Risks
Onni Group is one of Metro Vancouver’s largest developers. Their built and active portfolio includes Gilmore Place at Brentwood, The Grove in Burnaby, and Cambie Gardens in South Vancouver, plus a long list of Yaletown, Olympic Village, and Surrey towers. They are also the long-term owner-operator of the existing buildings on the 375 East 1st avenue site, which is part of the Finning lands legacy. Buyers can take some comfort that Onni delivers at scale. The flip side is that scale projects move on developer timelines, and a four-tower master plan typically rolls out over multiple phases.
A few things to watch. Rezoning approval is the next gate, and council has been actively approving Broadway Plan towers, but nothing is final until it is. Amenity packages for the live-work towers have not been finalized. Final unit mix, floor plans, and pricing for the strata portion are not public. The southwest tower has been described as the all-strata building under one version of the plan, the other towers carry rental and hotel, but that allocation could shift.
