Ash Heights Vancouver

Introduction

Ash Heights is a small townhome project at 590 W 26th Avenue in the Cambie Corridor, a short walk from King Edward Station on the Canada Line. Nine townhomes total. That is the whole building. If you have been priced out of detached but are not interested in a 200-unit tower, this is the kind of scale that fills the gap.

Boutique Townhomes Near King Edward Station

The address sits on the corner of West 26th and Ash Street. Some listings reference 4204 Ash Street for the same project. The architecture is West Coast contemporary, low-rise, with each home getting its own private outdoor space. Triple-pane windows are spec’d, which matters more in this stretch of Cambie than people think because the corridor traffic is constant.

Ash Heights Pricing, Floor Plans, and Deposit Structure

Pricing starts at $699,000 for the 1 bed plus den layouts, which run 624 to 632 sq ft interior with a 75 to 189 sq ft patio or yard. The 3 bed plus den homes are 1,308 to 1,333 sq ft interior with substantial 561 to 694 sq ft outdoor areas, starting from $1,558,800 to $1,578,800. That outdoor square footage is real living space when you sit down with the floor plans.

The deposit structure is 30 percent, which is heavier than the typical 15 or 20 percent you see on Vancouver presales. The breakdown: $10,000 on signing, 10 percent at seven days, 10 percent at 90 days, 10 percent at 180 days. That is a real cash commitment and worth flagging early so you do not get caught off guard. Completion is targeted for Spring or Summer 2027.

Parking is unusual. The three bed homes each get one open stall. The one bed plus den homes come with no parking and rely on street parking, which is permitted on the surrounding blocks but worth checking with the City of Vancouver before you assume a daily commuter spot. All stalls are Level 2 EV-ready, but you bring and install your own charger.

Cambie Corridor Location and Nearby Amenities

Location wise, King Edward Station is the closest Canada Line stop. Call it an 8 to 12 minute walk depending on whether you are at the corner or the back of the lot. From King Edward you are at Waterfront in roughly 12 minutes, YVR in around 20 minutes, and a UBC trip means a transfer at Broadway-City Hall to the 99 B-Line or one of the other Broadway buses (and eventually the Broadway Subway extension when it opens further west).

The neighbourhood is one of the strongest stretches on the Cambie Corridor for park access. Queen Elizabeth Park is a short walk east. Hillcrest Park, Hillcrest Centre, and the Riley Park Community Centre with the Nat Bailey Stadium pool are right there. Douglas Park is the other direction. VanDusen Botanical Garden is across Oak. The new Oakridge Park retail is a Canada Line ride south. Loblaws City Market and the smaller groceries on Cambie at King Edward fill in the day-to-day.

Schools and Developer Information

Schools in the area include Eric Hamber Secondary, General Wolfe Elementary, and Edith Cavell Elementary. Confirm catchment with the VSB before you commit if school placement matters.

The developer for Ash Heights is listed in third-party sources as Home Vitality Solutions. We have not confirmed that against an Ash Heights presale developer website at time of writing, so treat the developer line as needing primary verification. If track record is part of your due diligence, this is the gap to ask about before you sign.

For Cambie Corridor presale buyers who want a townhome, a defined Spring/Summer 2027 move-in, and walkable access to King Edward Station on the Canada Line, Ash Heights pricing and floor plans are out. Nine homes is a small list, so it moves on inquiry.
