Element 2

Introduction

Element 2 is a small Square Nine Developments project at 7161 17th Avenue in Burnaby, a 27-home community sitting about 600 m from Edmonds Station on the Expo Line. Two 3-storey woodframe buildings, a mix of single-level 1-bed and 2-bed condos plus 2-storey 3-bed townhomes. Pricing starts from $600,000, with 5 percent down on signing.

Walkability and Transit Access

The walk to Edmonds Station is roughly 7 to 9 minutes depending on the route. From there it is one Expo Line ride into downtown Vancouver, typically under 30 minutes to Waterfront, or south toward King George and the Surrey city centre. For people who want a townhome footprint without giving up the SkyTrain, this stretch of Edmonds is one of the better value pockets left in Burnaby.

Highgate and Edmonds Neighbourhood Amenities

The location puts you in the Highgate side of Edmonds. Highgate Village handles your day-to-day shopping with a Save-On-Foods, Shoppers Drug Mart, restaurants, and the library nearby. Edmonds Park is a short walk for green space and the off-leash area. The school catchment includes Stride Avenue Community School for elementary and Byrne Creek Community Secondary for high school, both within walking distance. The Edmonds Community Centre with pool, gym, and ice rink is also close.

Building Design and Home Sizes

Square Nine built Element 1 nearby, the smaller predecessor that sold through earlier. Element 2 follows the same low-rise, family-oriented formula. Sizes run from 609 sq ft on the smaller 1-beds up to 1,288 sq ft on the larger 3-bed townhomes (some listings show a wider 617 to 1,317 sq ft range, ask sales for the current measurement set on the plan you are looking at). Each home comes with a parking stall and a storage locker included. All 48 parkade stalls are pre-wired for EV charging.

Move-In Ready Status and Inventory Update

Note on status. Element 2 was originally marketed for fall 2024 completion and the developer’s website now lists it as move-in ready. By May 2026, this is not a typical presale, it is final inventory in a finished or near-finished building. That changes the math. You can usually walk through the actual home, see the finishes, and move in on a normal completion timeline rather than waiting two or three years. The trade-off is that the lowest-priced floor plans tend to sell first, so what is left may be the larger end of the price range. Confirm current availability and whether the $600,000 starting price still reflects an available home.

How Element 2 Compares to Burnaby Tower Presales

For presale Burnaby buyers comparing Element 2 against tower projects in Edmonds, the pitch is different. You get a townhome or stacked townhome feel rather than a high-rise. Lower density, less amenity overhead in the strata fees, and outdoor space attached to your unit. The Expo Line is still right there. Floor plans favour 2-bed and 3-bed buyers more than studio shoppers, given the 27-home count and the mix.

Things to ask the sales team. Current Element 2 floor plans and pricing on remaining homes. GST treatment if completed. Strata fee per sq ft. Whether any homes are still pre-completion versus fully finished. Warranty start date on the homes that are already built. Edmonds Station, Expo Line, Square Nine Developments, presale and final-release Burnaby townhomes, that is what Element 2 is.
