Walk the block on West 57th between Oak and Heather and you can see both. Willa is the townhome side of the story, three different home types, all 3 bedroom layouts, all about a 9 minute walk to Langara-49th Station on the Canada Line.

The building program. Willa Vancouver is just five homes total, broken down into three product types. The Garden Suite is a 3 bedroom, 2.5 bathroom layout at 1,430 to 1,479 square feet, starting from the mid $1.9 millions. The Upper Townhome runs 1,835 to 1,847 square feet (3 bedroom plus study, 2.5 bath) and starts from the high $2.4 millions. The Detached Townhome is 1,709 square feet of 3 bedroom plus study and starts from the high $2.4s as well. Estimated strata fees on the marketing pages are around $0.20 per square foot per month, which is on the low side because the building does not have a long amenity list to maintain.
Completion is summer 2026. That is unusual in a market full of presales that complete in 2028 and 2029, and it changes the math: you can budget for a real move-in date rather than a TBD.
Location and Neighbourhood
The neighbourhood. South Cambie / Marpole at this stretch is leafy single-family streets with newer infill mixed in. Oakridge Park is two stops up the Canada Line at Oakridge-41st, and the project there continues to roll out shops, restaurants and a community centre. Closer to Willa Vancouver, you have Langara College a 5 minute walk south, the Langara Golf Course right behind it, and Marpole Village and Marine Gateway down at 70th and Cambie for the bigger shopping run. Sir Winston Churchill Secondary and David Lloyd George Elementary are nearby. Tisdall Park and Oak Park are short walks for green space.
Transit Access
Transit math. Langara-49th to Vancouver City Centre Downtown is about 14 minutes by train. YVR is around 18 minutes south. The 49 bus from Langara College goes direct to UBC if that is your work or school commute. Oakridge Park is one stop north on the Canada Line, which means a quick run for the new shops, restaurants and the Park.
Who Willa Vancouver suits. Three bedroom townhomes near a SkyTrain station are uncommon on the Westside, especially at sizes that fit a family. Most of what gets built at this price point is condos in towers or detached houses for $4 million plus. Willa fits in the middle. If you want a real townhome with private entry and outdoor space, with a Canada Line walking commute, this is one of the few options.
Questions to Ask the Developer
What to ask the developer. Floor plans and pricing are published, but the marketing pages are light on a few specifics. Confirm parking per home (each townhome usually gets one or two stalls in this kind of small project), EV charging, the deposit schedule, and whether garden suites get exclusive use of yard space versus shared. Also ask about the construction warranty.
Lightwell Homes is a boutique builder, not a national name. Their other current Westside project is Solin at 930 West 57th. Doing two small projects on the same block is a small-developer move; it is fine, just bear it in mind when you do your due diligence.
Bottom line. Willa Vancouver is a small but well-located presale near Langara-49th, with summer 2026 completion, real family-sized 3 bedroom layouts and a price point that lands above an Oakridge condo but well below a detached Westside house. Floor plans and pricing are live. Five homes go fast. Ask the sales team what is still available before you go further.
