Where Is Fleetwood?

Fleetwood is located in the center of the Northern part of Surrey. The community has approximately 35 restaurants, 25 parks and greenspaces, a swimming pool, sports arena, community gardens, golf course and more. It is the smallest of Surrey’s town centers and also one of the newest to be developed. This area has always been primarily single family residence, however with the Surrey Langley SkyTrain coming in they are set to incorporate more mid to high density housing.

Population Size

Currently the Fleetwood Community has approximately 60,000 residents. The Fleetwood community is expecting it’s population to double in the next 25 years to around 120,000 according to CBC News, with approximately 30,000 of these new residence predicted to come in by 2033.

Community Plan

Transportation

There are nine major bus stations in Fleetwood making transportation highly assessable. In addition to this the Fraser Highway SkyTrain extension will add three SkyTrain Station stops to the community. Here are the stops:

  • 152nd Street Station (West Fleetwood)
  • 160th Street Station (Fleetwood Center)
  • 166th Street Station (East Fleetwood) – This area will be redeveloped as a key employment district

The official Fleetwood Stage 1 plan was approved on March 7th, 2022! On average between now and 2051 there will be anywhere from 484 – 609 homes built each year which falls inline with the buildout capacity of 2000 units annually.

The Surrey Langley SkyTrain line is set to be operational by late 2028

Details

This new SkyTrain line will run 16km along the Fraser highway from the King George Station to Langley City. This will be a much needed extension to the expo line. As Langley has not been the most transit accessible area, this change will be transformational for property values. We strongly believe in the investment potential along this new line and are excited to continue to see growth here. The total cost of the project will be just over $4billion. The commitment to this SkyTrain line began in 2020 with the approved business case following in July 2022 and multiple contracts procurement process having started in August 2022.

There will be a total of 8 new stations and 3 bus exchanges connecting Surrey City Center, King George Station, Fleetwood Clayton, Cloverdale and of course Langley Center.
